Lease Summary
Organizations will sign a 40-year ground
lease that includes a 40-year renewal
with an annual rent of $1 per year. This gives the organization the right to
construct and operate a chapter house on a specific lot within the Greek Village.
The lease will be with the State of North Carolina; NC State University will
be the state agency that administers it. The lease will be approved by the
NC State administration, NC State Board of Trustees, UNC Board of Governors,
State Department of Administration Real Estate unit, and the Council of State.
Leases will be signed by the Governor for the State of North Carolina and by
the appropriate House Corporation officers for the organization. Important
provisions of the lease are listed below.
- Billing through University Cashier’s Office: All student billings including
room, board, and parlor fees will be processed through the University Cashier’s
Office. Students who do not pay their bills according to University policies
will have their class registration put on hold. The Department of Greek
Life will disburse receipts to the House Corporation per the schedule
outlined in the lease after withholding the appropriate funds for House
Director compensation, administrative fee, community fee, and trash removal.
- NC State Campus
Police and Fire Protection jurisdiction: NC
State Campus Police and Fire Protection will have legal jurisdiction
for these facilities. The house must have a specific lockbox placed
on the outside of the facility accessible to these units in the event
they must enter the building with cause. Fire Protection will have
jurisdiction for all fire safety inspections and life safety issues.
The fire alarm and sprinkler systems will be installed to the same
specifications found in all student housing at NC State. The systems
will be inspected and maintained by the University and the House Corporation
will pay all costs. NC State Campus Police will monitor the fire alarm
system and will dispatch police, fire, EMS, and/or maintenance staff
as needed at any time.
- University Policies, Rules, and Regulations: All University
Policies, Rules and Regulations will apply in the Greek Village.
- Staff supervised
by the Department of Greek Life: Each
chapter house will have a full-time house director or graduate house
director hired collaboratively by the House Corporation and the Department
of Greek Life. Greek Life will work with each House Corporation to
establish a specific set of expectations for their resident staff.
The staff will be employees of the University, with commensurate
benefits. The estimated annual salary for a full-time house director
is $20,000 plus benefits.
- Trash Removal: Each house will have a trash dumpster
and recycling bins. Service will be administered by the University
and billed to each House Corporation at cost.
- Landscaping, parking, roads, and common amenities: Each
organization will be responsible for the upkeep of their lot, including any
landscaping, patios, and walkways inside the lot. The University will maintain
all parking lots, streets, public sidewalks, common areas, and common facilities.
