This project's goal was to visually demonstrate different development scenarios
for several sites in the Triangle Region. With forecasters predicting the
addition of 600,000 people within the next generation, the Triangle Region
expects growth and change. Photo realistic imaging and image layering techniques
were used to visually demonstrate what this growth and change could look
like. Visioning images were created for several sites in the triangle region,
urban sites to rural sites. These visioning images communicated how the
choices made today will shape what the region becomes tomorrow. These development
scenarios portray realistic city and townscape images, representing real
choices and development patterns available to planners and citizens today. Downtown Durham Site Downtown Durham, NC is an urban site accommodating many uses: business, recreational and residential. The visualization changes to this site included increasing residential and commercial densities to support the regional rail stop proposed in this vicinity.  Existing Conditions  Potential Development Changes  Potential Development with Existing Conditions NC Fairgrounds Site For the NC Fairgrounds Site three different development patterns were examined: Current Development, a Compact Neighborhoods & Greenspace, and an Activity Centers & Countryside. 
Existing Conditions NC Fairgrounds - Development Scenario 1 The Current Development pattern characterized by homes, workplaces, and shops that are separated from one another and dispersed across the region's landscape. The pattern is largely determined by market forces and the decisions of individual landowners and local jurisdictions. Mobility relies heavily on automobile travel. Conserving open space and natural areas depends on the individual actions of towns, cities, counties, non-profit groups, and state and federal agencies. 
Current Development 
Scenario 1 NC Fairgrounds - Development Scenario 2 A Compact Neighborhoods & Greenspace pattern that focuses some development into more compact neighborhoods that combine different activities in closer proximity. Many of these neighborhoods are oriented along high-quality transit corridors, with transit service becoming a more viable option for travel, although auto travel remains the only option in many areas. A regionally coordinated network of green space that expands the amount of land conserved for parks and natural areas is created. 
Compact Neighborhood & Greenspace 
Scenario 2 NC Fairgrounds - Development Scenario 3 An Activity Centers & Countryside pattern that incorporates a few intense activity centers in addition to the compact neighborhoods of the second scenario. It also includes a web of open space, but adds a concerted effort to created a clearer distinction between urban and rural areas of the region. A greater share of new development is guided into a more compact regional form so that urban services can be provided more efficiently and the rural character of much of the region can be retained for future generations. A much more extensive regional transit system is created, with service provided to many of the region's smaller towns.ork of green space that expands the amount of land conserved for parks and natural areas is created. 
Activity Center and Countryside 
Scenario 3 NC Fairgrounds - Development Scenario 3 NC Fairgrounds site currently accommodates primarily business and commercial use. With the addition of a proposed regional rail stop on this site, this scenario visualizes increasing density and includes residential at this site.
